Rent includes your fully furnished unit, internet, pest control, and refuse services. We direct bill for electricity and water, splitting it evenly between all roommates residing in the unit.
No! Polo Club does not require a security deposit, as long as you have an approved guarantor. A guarantor is someone 27 years of age or older, has a credit score of 600 or higher, and is willing to sign a document agreeing to be financially responsible for the rent if the leaseholder is not able to pay. Most residents use a parent, grandparent, sibling, aunt, uncle, or family friend as a guarantor. Without a guarantor, the security deposit is $1,000.
No, but they are more than welcome to come if they like. In the state of Georgia, anyone 18 years of age or older is able to legally enter into a contract without parental consent. However, we highly recommend discussing your living plans with your parents before entering into a lease, especially if they are going to be financially supporting you.
No worries, we can roommate match you for the remaining spots in your apartment, or you can amend your lease to live in another floor plan if we have the availability.
There is no clause in the lease to allow a resident to terminate their lease. If you need to get out of your lease for various reasons, you will need to find a new resident for your unit, who must meet the same approval criteria as you did – a clean background check and either a guarantor or security deposit.
We are pet friendly with no breed restrictions up to 80 lbs. The pet fee ranges from $250-$350, and pet rent ranges from $25-45. Both pet fee and pet rent are dependent upon the age and weight of your pet.All roommates must give consent before a pet is allowed to be added to the lease, and management approval must be given.
Yes, if you bring in your own roommates to fill your apartment. We cannot roommate match apartments to be coed. If you and your roommates do not all sign at once, you are responsible for making sure that the roommates eventually sign to ensure that you are not matched with same-sex roommates.
Our move-in date for Fall 2017 is August 12th.
We have a very limited number of short-term leases available each year. August-December leases have a $100/month premium added, and August-May leases have a $30/month premium added. If you want a short-term lease, you should sign ASAP to lock in that spot!

Yes! Polo Club Athens is on the bus routes 25 and 26.
Renter’s insurance is not required, but it is highly recommended! This is a low-cost way to protect your belongings in the event of damage, loss, or theft.
Polo Club is focused on providing our residents with the kind of lifestyle that they want. To that end, we offer five different floor plans with upgraded options available in each floor plan. We have 2, 3, and 4 bedroom units, with townhomes as well as flats available in our 3 and 4 bedroom units. Our deluxe units include ceiling fans, new stainless steel kitchen appliances, and beautifully updated cabinet door fronts in the kitchen and baths. The luxury upgrade package includes the same items as the deluxe units, with the added feature of hardwood-style flooring in the common areas and bathrooms.
Utility costs will vary from unit to unit based on usage. Water is typically more stable, at around $20-$25/person. Electricity will vary depending on time of year, as HVAC usage is a large component of what makes up your electricity bill. In the summer, your electricity usage will likely be around $60/person (though this can increase or decrease based on your usage – setting your thermostat to 78 can reduce this cost significantly). During the months of October-April, your electricity bill will likely be in the $35-$45/person range.
